Is this you?

5 rules:

  1. Age ≤35 years at Deed date

  2. Portuguese Tax resident

  3. First permanent home

  4. No property owned in the last 3 years

  5. Price at or under €660.982

Use my simple calculator to see if you qualify before the Regulations change on 31 December 2026.

  • Remember if you are a foreigner or digital nomad, you can qualify if you become a tax resident before the deed date.

For example, Maria, 31, moved to Porto in 2025 and became a tax resident in March 2026 - she qualifies.

Why ‘Just Googling It’ isn’t Enough

Two different schemes bundled together, there are unclear deadlines, generic advice that doesn’t distinguish IMT Jovem advice from the credit guarantee. In addition, there are so many things along the way that I picked up from visiting so many houses and talking to real estate agents, the banks, brokers, as well as, advice from paid Accountants and Lawyers that I have included in my guide.

What does the ‘2026 Deadline’ Actually Mean?

  1. In the current Government scheme, they have bundled two products together. 100% financing is guaranteed to stop by 31st Dec 2026 and it is possible but not guaranteed that the IMT Jovem tax exemption will continue. Try to take advantage of both products while you can!

What The Process Actually Involves?

My 8-Step-by-Step Guide:

  1. Getting your NIF (tax number)

  2. Opening a Portuguese bank account

  3. Getting pre-approved for the mortgage guarantee

  4. Finding the property and making an offer

  5. Signing the promissory contract

  6. Filing the right paperwork before the deed (this step alone trips people up)

  7. Final mortgage approval and notary scheduling

  8. Signing at the notary — keys in hand

Steps 3 and 6 are where most first-time buyers lose time - or lose the exemption entirely. The full guide walks through both.

5 Mistakes That Cost People the Exemption

  1. How you structure ownership if you're buying with someone else

  2. Confusing the purchase price with what Finanças actually taxes you on

  3. Missing a filing step that has to happen before you sign, not after

  4. What happens if you rent the place out too soon

  5. Waiting too long to start

Every one of these has cost a real buyer their exemption. The guide breaks down exactly how to avoid each one."

Why listen to me

I just went through the process in just 83 days after finding the house I wanted to buy. I learnt a lot along the way and paid alot for outside support from an Accountant and Lawyer. The process is still fresh for me, I just sign for my house one week ago and I am posting these to help others that are trying to make the most of the Government offer. Remember I did not fit the typical buyer profile. I had to ask friends, ask millions of questions, visit houses and each one I visited I learnt more about the process. Let me help you navigate this.

FAQ

Did you use IMT Jovem yourself?
No — I'm 45, so I didn't qualify. But some of my friends here in Portugal, aged 28–35, did, and I've helped them navigate it. The paperwork, the bank process, the mistakes to avoid — all of that overlaps completely with what I went through. I built this guide specifically for the incentive I wish had existed for me.

What if I'm not sure I qualify?
Honestly, don't guess — I built a free calculator for exactly this. Pop in your numbers and it'll tell you straight away where you stand.

What if the deadline changes or gets extended?
As of now, the 31 December 2026 end date is confirmed — that's not me being dramatic, that's the actual cutoff. What happens after that isn't decided yet, and I'm not going to pretend I know. The guide covers what to watch for either way, so you're not left guessing in January.

Is this official legal or financial advice?
No. This is what I learned going through the process myself, plus what I've helped friends navigate. I'm not a lawyer or an accountant — I used both, and so should you, especially before you sign anything. Think of this as the map, not the final word.

What do I actually get?
The full guide, the calculator, a document checklist (this is the thing I wish I'd had from day one), a month-by-month planner, and a list of questions to ask your real estate agent or lawyer so they're actually across IMT Jovem — not all of them are.

I'm not Portuguese — does this still apply to me?
Yes. It's about tax residency, not citizenship. If you become a Portuguese tax resident before signing, you can qualify.

I already started the process — is this still useful?
Yes — most of it still applies wherever you are in the process. The mistakes and the checklist alone could save you from something I didn't catch until it was too late to fix easily.
